Availability
If an agent only works from 9:00-5:00 on weekdays, and you are in the office at the same time, you should probably look for an agent that offers a schedule that better works for you. While most people would prefer to have evenings and weekends free, that is not an ideal trait when the hours conflict with your work schedule.
Instead, look for agents who will be available when you need them. Further, if you work odd hours, evenings, or weekends, you need someone with the flexibility to be there for you when you need them.
Responsiveness
You don’t want to call or email your agent and have to wait days to hear back. You want someone who will respond immediately, or at least within a few hours.
Depending on your city, some listings are receiving multiple bids. If you are selling a home, you could miss out on tens of thousands of dollars if your agent does not respond to bids quickly. If you are buying, you could miss out on a house completely.
Experience
Every real estate agent has their first sale at some point, but do you want that experiment to be with you? If I have hundreds of thousands of dollars on the line, I will choose experience over a new, eager agent.
You may come across agents with just a few years of experience. Others have decades of success behind them. Active, experienced agents are generally better to work with than agents new to the industry. Further, agents who close multiple sales a month, or at least 10-12 per year, are better than agents with only an occasional sale.
Honesty
Honesty and trust are arguably the most important part of a real estate agent relationship. If you see real estate agent reviews that give any doubt to the integrity, trustworthiness, or honesty of an agent, avoid them.
If you hire an agent who is not trustworthy and honest, you could find yourself in a very bad situation legally and financially.
Local Market Knowledge
An agent might have sold 500 suburban homes, but that does not make that agent qualified to sell a downtown condo. Each agent has unique experience, and you want an agent who’s experience lines up with your needs.
