Our agent search analyzes all sales activity in a 5-mile radius around your house to find real estate agents that have recently sold real estate in your area. For buyer's agents, we search desired areas you request to find agents that helped clients recently buy houses in that area.

Currently Servicing Your Area

Our study includes recent data from the past three months in hot real estate market areas to six months of sales activity in slower real estate market areas. We reserve the right to determine which timespan works best given the specific area and volume of data needed to produce the desired results.

Sell Houses Similar To Yours

We look at sold houses that compare to yours in square footage. It's important to find an agent that has successfully marketed your size house and know how to sell it. With different sized houses comes different sales and marketing strategies. The key to success is using the right strategy. Information For Real Estate Agents

How Agents Are Chosen

Agents are chosen based on their sales track record of similar sized houses in the client's area in the last 3 to 6 months or longer. We choose no more than three agents per referral. We never select more than one agent from the same real estate office. Agents are selected on a first-come first-served basis. To make sure our clients choose one of our referred agents and not search for additional agents on their own, we try to assign agents to each referral as quickly as possible. We also expect you to contact the client quickly too.

We Do Not Charge Per Lead Or Charge A Monthly Fee

The focus of this company is to find the best agent for the customer. We do not recruit agents to join a service, or charge fees for leads. These practices defeat our company's purpose. Our sole focus is finding the best agents to serve our customers. Our reputation depends on it. We don't collect a referral fee until you get paid at closing.

Only A Maximum Of Three Agents Are Chosen

Our customers do not want to interview a lot of agents. They only want to pick from a few. That's why we only choose a maximum of three agents for our clients. All three are chosen based on their sales abilities in the customer's area and we never select more than one agent from the same office.

Why Do We Refer Three Agents?

When we originally tested this program, we only gave the referrral to only one agent. This created problems. The clients wanted to be able to meet more than one agent to discover how each agent compares. Also, competition creates better agents. When agents knew there was no competition, they didn't give the clients the serious attention we thought they deserved. Since we recommend our agents primarily off their statistical records, we want to make sure that each client personally connects with their agent. We also want to make sure that our clients select an agent we recommend.

If The Referred Client Is Under Contract With Another Agent, Can I Contact The Client Before The Current Realtor's Contract Expires?

Yes according to The Realtor's Code of Ethics, Standard of Practice 16-6 which states,

"When REALTORS® are contacted by the client of another REALTOR® regarding the creation of an exclusive relationship to provide the same type of service, and REALTORS® have not directly or indirectly initiated such discussions, they may discuss the terms upon which they might enter into a future agreement or, alternatively, may enter into an agreement which becomes effective upon expiration of any existing exclusive agreement. (Amended 1/98)"

Because you didn't initiate the discussion, you are allowed to contact the client with an active listing.

Why Did Other Agents In My Office Receive The Same Referral Announcement E-mail As I Did?

We want to give as many agents as possible an opportunity to work with us. So, if more than one agent in an office meets our selection criteria then they will receive an opportunity to get our referral. However we will only allow the first agent that returns a signed form to have the lead from that office. Once an agent is assigned to that lead, no one else from that office is allowed to have the same referral. We do not want agents competing against other agents from the same office for the same referral.


We Prescreen To Ensure The Quality Of Every Referral

We know that there are a lot of sham lead services out there. We hate the way they do business and we want to convince you we are a different kind of company. Besides not charging lead fees or subscription fees, we also do our best to make sure our client referrals are legitimate and current. When a homeowner requests our services we verify that their name and contact information is correct. We also make sure they own the property they want to sell and we make sure that it is not currently listed on MLS. We also find out if the homeowner has talked to any agents and we get the names of those agents to avoid contacting those agents. We try to qualify our clients as much as possible so you can have confidence that meeting our clients will not be a waste of time. Once we find three agents for that client, that account is closed so no more agents will get that information. The agent search usually takes no more than 2 or 3 days. All agents are initially contacted on the same day so every agent has an equal chance to respond.

What Happens If You Already Talked To The Client About Selling or Buying Their House?

We ask each client to give us a list of all agents they have contacted regarding the current listing or purchase opportunity. We do this to make sure we are not giving you a client you just talked to last week for the same listing opportunity. If a situation arises where you interviewed with the client recently we will void the agreement if the client confirms that you interviewed with them or scheduled an interview with them before you signed our agreement. This contact must have occured no more than three weeks prior to receiving the referral.

Any other form of long-term
relationship, or current promotional activity with the client will not automatically void the agreement. Simply put, if you have been steadily sending them mailers, postcards and flyers for years and still have been unable to win their business, then you probably wasted your money. They wouldn't be contacting us to help them find their next agent if your ad campaign had any effect on them. Our clients are relying on our agent selection to make their hiring decision. While a previous relationship or a mailing campaign may help you win the listing, our referring you to the client also aided in the process. Naturally every situation is unique and we reserve the right to judge prior relationships on a case-by-case basis.

Why You Have An Advantage

You were chosen because of your ability to sell houses in the client's neighborhood and the client knows that. You have a non-affiliated third party (AgentHarvest) recommending you to our client based on your successful track record. Also, since we have a cash back offer for the client, they will save money if they hire you, at no additional cost to you. The cash back offer is paid our of our referral fee, not by you or your broker.

What We Expect From You

Since our reputation is on the line for every agent recommendation we make, we expect a prompt response to us and our clients. We expect professionalism, promptness and prompt communication to us and our client. This is what your customer is expecting from you. Failure to do this could prevent you from being chosen for future leads.

We Only Ask For A 25% Referral Fee Due At Closing

We only charge a 25% referral fee due at closing. All of the details are explained in our AgentHarvest Referral Agreement. We refund 10% of the fees we collect back to the client.

How Can I Get Referrals From AgentHarvest?

How to Get Cash Back at Closing

We will give you cash back at closing to use our services if the agent we selected sells your house, or helps you buy your house, depending on which transaction the agent was hired for. When you use an agent we contracted for you to sell or buy your house, they pay us a referral fee based on 25% of the listing agent portion of the total commission. When we receive that payment, we will give you 10% of that amount, up to $1000. Our cash back offer gives you the ability to hire the best agent, using our services, and get paid for it. It's like receiving a commission rebate. Our cash back offer is paid by AgentHarvest, not by the agent, broker or office that you hire to sell or buy your house. To be eligible, AgentHarvest Clients must have been matched with a real estate broker bound by an AgentHarvest Referral Agreement and those clients must use this agent to close a real estate transaction that results in a payment of a referral fee to AgentHarvest.
We are not responsible for paying a cash back offer for any transaction that does not result in our receiving a referral fee.

Multiple transactions will result in multiple cash back offers if they qualify for AgentHarvest to receive a referral fee. If you use our referred agent to simultaneously sell your current home while buying your next home, you would be eligible to receive a cash back rebate for both transactions as long as we receive a referral fee for both.
